                                 AGM Statement

As I anticipated in my year end statement in April, the retail environment in
the current year has proved to be demanding. However, trading in the first 20
weeks of the year has been in line with our expectations, with Oasis like-for-
like sales up 1% and total sales up 9%.

Coast continues to make gradual progress.  Like-for-like sales were down 2%
but total sales up 1%.

The Oasis offering continues to be well received by our customers and good
progress is being made in achieving greater operational efficiencies and
closer control of costs. We remain confident that the Company will achieve a
performance for the full year that is in line with current market
expectations.
