HEADLINE: Property Valuation 
 
The Directors announce the valuation of the Company's property portfolio as at 
30 September 2013. 
 
  * UK portfolio: GBP72.42 million (30 June 2013: GBP71.97 million) 
 
  * European portfolio: EUR131.21 million (30 June 2013: EUR131.46 million) 
 
The total valuation was GBP182.39 million (30 June 2013: GBP184.45 million). 
 
Set out below is an analysis of the portfolio's vacancy rates, average gross 
yields and weighted unexpired lease terms at 30 September 2013 (30 June 2013).

As at 30 September 2013 the Sterling value of the Company's bank borrowings was 
GBP191.23 million (30 June 2013: GBP193.66 million). The change reflects currency 
movements only. 
 
As stated in the last annual report and the subsequent interim management 
statement the Company is in discussions with its lending bank with a view to 
agreeing an extension to the facility and amendments to covenants. As at 30 
September 2013 the loan to value ratio was 104.9 per cent. (30 June 2013: 105.0 
per cent.) and the interest cover stood at 145.7 per cent. (30 June 2013: 160.5 
per cent.), each of which was in compliance with the respective covenants 
applicable at that date. Interest cover fell in the quarter due to the exercise 
of a lease break next June by the tenant at St Michel. 
 
The Net Asset Value and the Adjusted Net Asset Value per share as at 30 
September 2013 will be announced in due course.
