            DISPOSAL OF TWO RESIDENTIAL PROPERTIES FOR #4.185m


First Choice Estates Plc, a wholly owned subsidiary of The Cardiff Property Plc,
has agreed the sale of two residential properties for a total cash consideration
of #4.185m.

The two residential properties are known as 'Foxbury' Hambledon and 'The Lodge'
Brookwood, both located in Surrey.

The original house at 'Foxbury' was acquired in March 1996 and following the
grant of planning permission was demolished and re-built to provide a 7,000 
sq ft country house standing in approximately 7 acres. The 'Lodge', is an
extensively converted detached house.

The cash proceeds of the sales will be placed on deposit pending the acquisition
of further property located in the Thames Valley, and, if the opportunity occurs
to invest in other companies.
