Issue of Equity

The Company announces that on 21 February 2006 it allotted and issued 52,509 new
Ordinary shares of 1p each under the Dividend Investment Scheme at a price of
117.12p being equivalent to the published net asset value per share as at 31
December 2006.

Following this allotment the issued share capital of the Company is 39,709,922
Ordinary Shares.
