                                  Board Change


Town Centre Securities PLC, the Leeds based property investment and development
company, today announces that John Sutcliffe, Finance Director since May 2002,
will be stepping down from the Board and leaving the Company later this year to
take up the position of Finance Director with Henry Boot PLC. A search for a new
Finance Director is underway and a further announcement will be made when
appropriate.

Commenting on today's announcement, Edward Ziff, Chief Executive, said:

"The Board would like to acknowledge John's contribution to Town Centre
Securities over the last four years and we wish him well in his new role."
