As at the close of business on 31 December 2006, the estimated Net Asset Value
per ordinary share ("NAV per share") of the Company was 112.71p.  This
represents a gain of 2.0 per cent on the NAV per share as at 30 November 2006.
The estimated fully diluted NAV per share was 110.17p.



This NAV is based on unaudited accounts for the year and may therefore be
subject to adjustments on audit.
