On  11  November  1998,  the Group  acquired  the                     
freehold  of  Unit 1, Emmanuel Court, Reddicroft,  Sutton                     
Coldfield,  adjacent  to their present  headquarters  for                     
#726,650 (including stamp duty and land registry fees)  -                     
the  consideration which was paid in cash represented the                     
value at which these assets have been capitalised in the
Group's financial statements.  The Company has reviewed sale                  
and leaseback options and other financing arrangements in                     
respect of the long term financing of the property, and                       
arrangements are likely to be made to put in place a mortgage 
on the property repayable over a ten year period.
