As at the close of business on  31 May 2008, the estimated Net  Asset
Value per  ordinary  share  ("NAV  per share")  of  the  Company  was
106.89p.  This represents a gain of 1.7 per cent on the NAV per share
since 30 April 2008.  The estimated  fully diluted NAV per share  was
105.33p.
