As at the close of business on 30 April 2008, the estimated Net Asset
Value per ordinary share ("NAV per share") of the Company was  105.14
p.  This represents a gain of 0.7 per cent on the NAV per share since
31 March  2008.   The  estimated  fully diluted  NAV  per  share  was
103.93p.
