DISPOSAL OF HENRY J. BEAN'S

Guinness Flight VCT plc today announces it has sold its 28% stake in Henry J
Beans (HJB), the all American restaurant and bar chain, via a trade sale to
Hartford Group plc in a deal valued at �6m.

The Henry J. Beans group operates from nine sites in the UK and eleven further
sites internationally, under the trading names Henry J Bean's and Apartment
195. The group recorded an operating profit of �600k on turnover of �5.8m for
the year ending March 2005 and has demonstrated strong year on year growth,
expanding from two owned UK sites in 1999 to the current international chain of
twenty.

The flagship Henry J. Bean's site on the Kings Road, London was originally
opened in 1985 by the current management team while they were running My Kinda
Town. My Kinda Town was floated in 1994, and then acquired by Capital Radio in
1996. In April 1999 Capital Radio sold the Henry J Bean's business to
management with venture capital backing.

Guinness Flight VCT is managed by Inflexion Private Equity who led the exit,
alongside Elderstreet and Chrysallis.
