As at the close of business on 31 July 2008, the estimated Net  Asset
Value per  ordinary  share  ("NAV  per share")  of  the  Company  was
101.38p.  This represents a loss of 2.3 per cent on the NAV per share
since 30 June  2008. The estimated  fully diluted NAV  per share  was
100.62p.
