                      HERCULES PROPERTY SERVICES PLC
                  COMPLETES TWO STRATEGIC ACQUISITIONS

26 November 2001 - Hercules Property Services PLC ("Hercules") (HPS.L), the
property management, consultancy and insurance group, announced today that it
has made two acquisitions as part of its ongoing strategy to expand and
integrate its services.  The combined consideration of these acquisitions
totals just over #3 million, which have been paid for in cash out of existing
debt facilities.

Hercules has acquired Wood Management Plc ("Wood"), a London based property
management company, for #1.725 million.  Wood manages 81 blocks of flats
consisting of 4,675 individual units, predominantly located in London's
prestigious West End.  It has a current turnover of #1.6 million. The business
will continue to trade under the name Wood Management and will be integrated
into DGA and Simmonds, Hercules' existing residential property management
subsidiaries.

Hercules has also acquired Michael Courcier & Partners, the Bolton based town
planning partnership which operates throughout Northern England, the Midlands,
North Wales and the Isle of Man, for a total of #1.3 million.  Michael
Courcier will be integrated with Manchester Dunlop Heywood Lorenz, Hercules'
existing commercial property services subsidiary which also has a London
presence.  Michael Courcier currently has a turnover of in excess of #1
million.  The three Michael Courcier partners will join Dunlop Heywood Lorenz
on three-year service contracts.
