Standard Life Investments Property Income Trust Limited

Re: Portfolio sale


Following the recent portfolio sale SLIPIT has repaid #9.85m of debt under the
RCF. No repayment fee was payable. The repayment has reduced gearing to 30%. The
company plans to reinvest the remaining funds from the portfolio sale and has
identified two opportunities already.

The RCF with RBS has been reduced from #20m to #5m to reduce non utilisation
costs as the company does not intend to materially increase gearing in the short
term.
