Based on a bid price valuation, the unaudited net asset value per Ordinary
Share of the Company as at 1 December 2008 was 83.95 pence including estimated
current period revenue and 82.91 pence excluding current period revenue.

This is based on 79,007,881 Ordinary Shares, being the issued capital of
87,786,319 Ordinary Shares less 8,778,438 Ordinary Shares held in treasury.
