Based on a bid price valuation, the unaudited net asset value per Ordinary
Share of the Company as at 3 November 2008 was 91.35 pence including estimated
current period revenue and 90.57 pence excluding current period revenue.

This is based on 79,137,881 Ordinary Shares, being the issued capital of
87,930,319 Ordinary Shares less 8,792,438 Ordinary Shares held in treasury.

It has come to the Company's attention that the net asset value calculations
including estimated current period revenue as at 29 and 30 October 2008 were
incorrect, as these did not correctly reflect the forthcoming dividend payment.
Consequently, these net asset value calculations were overstated by 2.04 pence
per share, as set out below.

The net asset value calculations excluding current period revenue on these
dates were correct.
