Based on a bid price valuation, the unaudited net asset value per Ordinary
Share of the Company as at 8 September 2008 was 112.67 pence including
estimated current period revenue and 112.32 pence excluding current period
revenue.

This is based on 79,935,381 Ordinary Shares, being the issued capital of
88,816,819 Ordinary Shares less 8,881,438 Ordinary Shares held in treasury.
