2005, the unaudited Net Asset Value per share calculated in accordance with the
AITC formula (excluding current financial year revenue items) was 250.11p. The
unaudited Net Asset Value per share including debt marked at fair value, per the
Stock Exchange Announcements of 28 April 2005, was 227.84p.
