CLS IN #8M SURRENDER AT HEATHROW
The board of CLS Holdings plc ("CLS") is pleased to announce that it has
received #7.982m from Hoechst UK Ltd for the surrender of its leasehold
interest at Hoechst House, Heathrow.
CLS acquired the 10,312 square metres (111,000 square feet) building in July
1995 for #10.8m at an initial yield of 13.51%. The site area is approximately
4.25 acres.
It is CLS' intention to re-let this high quality property, which will now be
known as The Vista Office Centre. CLS has already agreed to let approximately
3,456 square metres (37,200 square feet) to a number of tenants at an initial
aggregate rent of #535,000 per annum.
CLS intends to improve facilities, including the provision of a gymnasium,
swimming pool and a new restaurant at the site, and will offer flexible lease
terms to occupiers who wish to be close to Heathrow Airport. The leases
already agreed reflect this and range from one to ten years in length.
Hoechst UK Ltd was advised by FPD Savills and CLS represented themselves. CLS
has appointed Vail Williams and Andrews, Denford & Boyd to market the vacant
space at the property.
