                                  ANNOUNCES
                 DISPOSAL OF 44-45 NEW OXFORD STREET LONDON WC1

The Board of CLS is pleased to announce the disposal of its freehold interest
in 44-45 New Oxford Street for a cash consideration of #1.7 million.

The building comprises four retail shops at ground floor producing an income of
#54,250 per annum, together with former offices on the first to third floors.
In August CLS announced it had successfully obtained planning consent to convert
and extend these upper floors to provide ten flats.

CLS has now sold the whole property prior to commencing work at a price
considerably in excess of book value.
