The Company announces that, following a purchase of 16 shares on 10 February
2006, John Pearmund, a Director of the Company, now has an interest in 15,332
Ordinary 10p shares of the Company (representing 0.017% of the issued Ordinary
shares).

The shares were purchased by Halifax on Mr Pearmund's behalf at a price of �
1.0986 pence per share and will be held in an ISA.
