               Acquisition of Four Bars from Allied Leisure PLC               

The Directors of Ultimate Leisure Group plc are pleased to announce that it
has purchased one freehold and three leasehold bars from Allied Leisure PLC
("the Acquisition") for a cash consideration of #3.7 million.  The bars are
situated in the city centre of Newcastle upon Tyne where Ultimate Leisure
already operates seven venues.

In the year ended 30 June 1999 the management accounts for the bars showed an
operating profit (i.e. before interest, depreciation of property assets and
head office charges) of #853,383 on turnover of #3,098,000. 

The Directors believe that the Acquisition will enhance earnings with the main
benefits in the year to 30 June 2001 once the Ultimate Leisure formula has
been applied to each venue.

Current trading in existing venues remains strong and the Sports cafe is
scheduled to open in the first quarter of 2000.  It is expected that Neptune
House, a large property owned by Ultimate Leisure in the Quayside area of
Newcastle upon Tyne, will open around the end of the Company's financial year
slightly later than the Directors had originally anticipated.
