Director Dealing

The Company announces that, following a purchase of 271 shares by Mr John
Pearmund, a Director of the Company, and 91 shares by Mrs Christine Pearmund,
the wife of Mr Pearmund, Mr Pearmund's interest was 26,789 Ordinary 10p shares
in the Company (representing 0.03% of the issued Ordinary shares).

All the shares were purchased by Halifax on Mr and Mrs Pearmund's behalf at a
price of �1.13 on 15 November 2007. All the shares are held in an ISA.
