Pricing of Early Redemption of the GBP20,000,000 93/8% Debenture Stock 2026 (the "2026 Debenture Stock")

Further to the announcement by the Company dated 24 May 2022 advising that its 2026 Debenture Stock will be redeemed early on 28 June 2022 (the "Redemption Date") under and in terms of the trust deed constituting the 2026 Debenture Stock (as amended and supplemented from time to time) (the "Trust Deed"), the Company confirms that the redemption price has been determined as GBP1.319 per GBP1 of principal amount of the 2026 Debenture Stock (the "Redemption Price"). The Redemption Price was determined under and in accordance with the conditions set out in the first schedule to the Trust Deed and has been notified to holders of the 2026 Debenture Stock. The Redemption Price shall be paid together with any accrued but unpaid interest on the 2026 Debenture Stock up to and including the Redemption Date.
