Turkey Creek Preserve LLC (“TCP”), owner of approximately 1200
acres of land in east Hillsborough County zoned for a renewable
energy park, has announced that it has terminated the contract to
sell the property to Imperium Development, Inc.
Based on the property’s unique zoning and location, which
includes immediate access to electrical transmission lines subject
to completion of an interconnection study, water and rail, TCP has
concluded that a renewable energy industrial park is indeed
economically viable. Consequently, TCP currently is in the process
of evaluating and interviewing consultants and developers with
experience in the various components of renewable energy with the
goal of assembling a team that will allow it to move forward with
the project. TCP is committed to extensive due diligence in the
vetting of potential developers in order to ensure the project’s
viability and success.
TCP spokesmen said, “We have received tremendous inquiries from
global firms that are interested in pursuing the development of
this property. We remain committed to the development of a
multifaceted renewable energy park and agriplex. Additionally, we
are continuing to work with the state, county, and neighborhood to
bring a state-of-the-art renewable energy park forward that in
addition to bringing much needed jobs to our county, will also be
the first of its kind in the United States. Our vision has and
remains committed to the development concept which includes waste
to energy, solar, hydroponics, and aquaculture.”
About the Property:
The 1200-acre property is located in Hillsborough County
approximately 15 miles east of Tampa, Florida. The land is zoned as
a Planned Development for use as an Energy Industrial Park, which
includes alternative energy, resource recovery, hydroponics,
aquaculture, industrial, processing, manufacturing, warehousing,
distribution, educational/institutional, research, ancillary
retail/commercial and office uses, and utility uses. The property
owner invested significant resources to reclaim the land,
previously a phosphate mine, in order to make it ready for
development. Attributes of the property include location outside
hurricane evacuation zones, major highway and truck route access,
potential access to electrical transmission lines, proximity to the
Valrico Advanced Wastewater Treatment facility and rail access, all
of which render the property highly suitable for a renewable energy
park.
