HERCULES APPOINTS CHIEF EXECUTIVE
                                       
Hercules Property Services ("Hercules") today announces that Robert Plumb has
accepted an invitation to join the Board as Chief Executive with effect from
16th October 2000. Larry Lipman, who has acted as Group Chairman and chief
executive since Hercules' demerger from Safeland in 1996, will continue as
Chairman.

Plumb, 46, joins Hercules from Associates Capital Corporation ("Associates")
where he was the Chief Executive Officer of the group's continental European
business. He had previously been Managing Director and Chief Executive of Avco
Trust PLC ("Avco") where he had been responsible for the merger of Avco's and
Associates' financial services retail branch network.

Plumb trained as a chartered accountant and spent five years with Ernst &
Young as an audit manager before joining Avco as financial controller.

Larry Lipman, Chairman of Hercules, commented: " We are delighted to have
attracted someone of the calibre and experience of Robert who will be
responsible for the Group's next development phase and expanding Hercules'
