UA GROUP ANNOUNCES NEW DEVELOPMENT AT PERTH

In line with its established strategy of diversification, UA Group plc has
signed an agreement with Dobbies plc, the AIM listed Garden Centre company,
under which UA will construct a new Garden Centre extending to approxiately 6
acres on its 35-acre Perth site. The new Garden Centre will comprise of a
retail warehouse with an outdoor retail area and associated car parking, and
will be occupied by Dobbies on a 35 year lease.

Subject to detailed planning consent, construction work is expected to
commence early in the new year and the Garden Centre is expected to be trading
by the autumn.
