Holding in Company

The Company received notification on 16 September 2004 that as the result of a
sale of 25,000 ordinary shares of 2p each in the Company on 15 September 2004,
ISIS Asset Management plc is currently interested in 1,150,930 ordinary shares
in the Company representing 11.80 per cent of the issued share capital of that
class. This interest includes the material interest of Stewardship Income Fund,
a client of ISIS Asset Management plc who is currently interested in 317,000
ordinary shares in the Company representing 3.25 per cent of the issued share
capital of that class. In addition Friends Provident Life Office, as the holding
company of ISIS Asset Management plc is also interested in the shares referred
to above.
