Notes:
1. The summary of results for the year ended 30 June 2004 does not constitute
full financial statements within the meaning of Section 240 of the Companies
Act 1985.
2. The board has decided not to declare a final dividend (2003- nil) for the
year ending 30 June 2004 on the ordinary shares of the company.
3. The calculation of earnings per share is based on a loss of #371,818 (2003:
#164,116 - loss) being the profit after taxation and after deducting
preference dividends, and on 13,168,100 ordinary shares of 5p each (2003:
13,168,100).
4. The Annual General Meeting will be held at 11.00am on 9 December 2004 at the
offices of Evolution Beeson Gregory, 100 Wood Street, London EC2V 7AN.
5. Copies of the 2004 Report and Accounts are being sent to shareholders in due
course. Further copies are available from the Company's registered office at
1-6 Sloane Square, London SW1W 8EE.

PRELIMINARY ANNOUNCEMENT OF FINAL RESULTS
FOR THE YEAR ENDED 30 JUNE 2004
CHAIRMAN'S STATEMENT
The pre-tax loss of the group on ordinary activities for the year ended 30 June
2004 was #371,418 (#164,069 - 2003). After taxation the loss attributable to
members of the company is #371,818 against a loss of #164,116 for the previous
year. The turnover decreased from #4,656,964 to #4,465,296.
The occupancy at Grayshott Hall was down 10% on the previous year, resulting in
a decrease of around 6% in turnover and a substantial fail in profits partially
due to increased marketing costs.
The turnover at Morlands increased by 8%, which gave rise to a loss that was
slightly less than last year's.
We still have interests as limited partners in 14 partnerships in land in the
USA. During the year two of the partnerships disposed of the entirety of their
holding, of which partial sales had been made in previous years in one of these
partnerships. Disposals during the year resulted in a profit of #126,609.
During the year our stock has decreased by #6,730. Debtors have increased by
#33,621 whilst creditors have increased by #60,633. Net cash at bank and in hand
has decreased by #40,364.
Since the year end, the trading positions of both Grayshott Hall and Morlands
have improved and costs are being reviewed extremely closely.
Finally, I would like to thank my co-director and all the staff for their
support and involvement during the year.
