OCEAN TERMINAL GRANTED PLANNING APPROVAL
Forth Ports PLC announces today 24 December that the Scottish
Office is mindful to confirm the grant of Planning Approval by
the City of Edinburgh Council after calling in the application
to consider planning, transportation and retail matters. The
development will be constructed on a waterfront site within the
Port of Leith and will cover approximately 5 hectares. As part
of the development, a cruise embarkation hall will be
incorporated within the development to encourage additional
cruise liner traffic through the Port of Leith.
In broad terms, the development comprises:-

In addition planning approval has been granted for office,
residential and hotel uses, however, these are not incorporated
in the first phase of the development. Overall, the cost of
the development excluding land purchase will amount to
approximately #70m. It is expected that the development will
commence mid-1998 and take two years to complete.
Site clearance and preparation works are currently underway as
the detailed design aspects are finalised. Discussions
continue with key anchor tenants to ensure that the company has
sufficient pre-lets in place to allow construction to commence.
As stated throughout, it is Fort Ports intention to carry out
the development in joint venture with a third party.
Discussions are well advanced and it is hoped to name the joint
venture partner during the first quarter of 1998.
