                           THE CARDIFF PROPERTY PLC

          The Group specialises in investing and developing commercial
          and residential property close to Heathrow Airport and to the
          west of London along the M25, M4, and M3 motorway network.

               DISPOSAL OF RESIDENTIAL SITE FOR #1.475 MILLION

First Choice Estates Plc, a fully owned subsidiary of The Cardiff Property Plc,
has agreed the sale to Barratt Homes Ltd, of freehold property at Clarence Road,
Windsor, Berkshire for #1.475m cash.  The sale is due for completion in early
July.

First Choice originally obtained planning approval for residential use and
recently negotiated a revised consent for a development of 9 detached houses.

The cash proceeds will be used to acquire further investment and development
property located in the Thames Valley.

Richard Wollenberg, the Chairman commented;

"The sale further enhances the net asset value which amounted to 391p per share
as at 30th September 1998, the Company's last year end".
