  Town Centre announce the appointment of a Development
                        Director


Town  Centre  Securities is delighted  to  announce  that
Richard  Lewis, currently Property Director at  transport
company  FirstGroup PLC, will be joining the  Company  in
January  2000  with  immediate  responsibility  for  Town
Centre's development projects.

For   the   past  five  years  Lewis  has   had   overall
responsibility   for   FirstGroup's  extensive   property
portfolio,   promoting  the  redevelopment  of   existing
premises  whilst  also  overseeing construction  projects
such  as  the  #37m New Terminal at Bristol International
Airport.  Formerly a commercial partner at Knight Frank's
Leeds  office, Lewis moved into development in the  early
1990's  through  a  local  company,  Ploughland  Estates,
setting  up  a  joint  venture with Yorkshire  Rider  Bus
Company, before joining the Executive Management Board of
FirstGroup as Property Director.  Richard is 44 years old
and is married with 2 children.

Commenting on the move, Lewis said, 'I am looking forward
to  progressing Town Centre's existing schemes as well as
taking   on  new  projects  to  boost  their  development
activity.'

to  attract  such a high calibre Development Director  to
the  Company.   I  look  forward to Richard  joining  and
believe  that  he will make an immediate contribution  to
driving   forward  our  stated  strategy  of   increasing
