As at the  close of business  on 31 January  2008, the estimated  Net
Asset Value per ordinary share ("NAV  per share") of the Company  was
106.00p.  This represents a loss of 1.5 per cent on the NAV per share
as at 31 December  2007.  The estimated  fully diluted NAV per  share
was 104.62p.
