As at the close of business on 30 April 2007, the estimated Net Asset
Value per  ordinary  share  ("NAV  per share")  of  the  Company  was
120.07p.  This represents  a profit of  1.2 per cent  on the NAV  per
share as at 31 March 2007.  The estimated fully diluted NAV per share
was 116.06p.
