business on 31(st December 2009, its unaudited net asset value ("NAV") per share 
was  US$1.3646. The  NAV increase  is predominantly  due to  the revaluation, by 
independent valuers, of its investments in Project Malls and Project Diplomat.) 
 
 
The  valuation of  the investments  are reviewed  and approved  by the valuation 
committee by making reference to the most recent quarterly independent valuation 
reports.
