        HERCULES PROPERTY SERVICES PLC SEES COMMERCIAL PROPERTY 
               AUCTION SUBSIDIARY ACHIEVE RECORD SALES

Hercules Property Services plc ("Hercules" or the "Group") announces that 
its auctioneering subsidiary Harman Healy achieved record sales at its 
latest commercial property auction held in London last week.

Harman Healy sold 97 lots in the room and raised a total of #22.2m taking 
overall sales achieved at auctions so far during the current financial 
year to approximately #66.5m. This compares with total sales for the 12 
months to 30th June 1998 of #66.1m.

Hercules chairman Larry Lipman said: "Clearly lower interest rates are 
attracting more and more potential buyers into the auction room and, as 
a result, each sector of the market is achieving better than expected 
prices.

"A large number of lots in last week's auction were retail investments 
and demand for these properties was very strong. Good quality retail with 
multiple tenants were particularly strong with many lots achieving yields 
close to 7%."

Mr Lipman commented that the higher level of Harman Healy auction 
activity was also beneficial for other Hercules companies, such as 
Heritage Insurance Services and Group property management subsidiaries, 
from potential cross selling opportunities.

Harman Healy will be conducting one further auction within Hercules' 
current financial year and as last year's total has already been exceeded 
the firm will establish a new record for sales since it was acquired by 
Hercules in 1994.
