PRELIMINARY STATEMENT FOR THE YEAR ENDED 28 DECEMBER 1997

1997 was a very satisfactory year for the group. The fundamental
objective of stabilising the business has been achieved, largely
through firm attention to cost control. The Lambourne Golf Club,
currently the group's only trading asset, enjoyed its most
successful year ever in terms of membership sales and
profitability.

1998 has started well with all departments performing ahead of
budget. Even more importantly, on 6 March 1998 the proposed
acquisition of three further golf clubs was announced. Full details
of the proposed acquisition, which is subject to shareholders'
approval, will be included with the annual accounts.

No dividend is proposed on the ordinary or preference shares.

The calculation of earnings per ordinary share takes account of
the waiver of their dividend rights by the holders of preference
shares, which is conditional on the acquisition referred to
above.

The financial information set out above does not constitute full
accounts. Accounts for 1996, on which the report of the auditors
was unqualified, have been lodged with the Registrar of
Companies.
