                        DISPOSAL OF FREEHOLD PROPERTY
              AT 35/51 STATION ROAD, EGHAM, SURREY FOR #2.4 MILLION

First Choice Estates Plc, a wholly owned subsidiary of The Cardiff Property Plc,
has today completed the sale of its recently constructed freehold office
building at Station Road, Egham for #2.4m cash, with Merchant Investors
Assurance Company Ltd.

The proceeds will be used to reduce group borrowings.  Adequate facilities
remain available to the group to take advantage of new development
opportunities.

The property, comprising 10,000 sq ft gross high grade office space, was pre-let
last year to Fairey Group Plc on a long term institutional lease, at a stepped
rental.  The sale represents a net yield of 6.75% to the purchaser on an annual
rental of #173,000 and reflects the continuing strong demand from institutional
investors for prime property located close to Heathrow Airport and within the
western sector of the M25 and M4 motorway network.
